You might be a short-term investor looking for maximum yield — and at Heritage Harbour you can participate in an acquisition and construction financing security offering 15% annually — with four quarterly dividend payments over the 12 months. The term of this investment is one year … easy in and easy out.

Your investment is not specific to a particular villa. Rather, you are contributing to the entire construction project, including the Villas or Lodge. This is a 15% short-term, one-year construction financing security. Investments must be made in $5,000 increments, with no maximum. The investment is held as senior debt and directly secured to the property package in each syndication.

One Year Term at 15% Return — Converting to Whole Ownership

The most popular choice is for those who wish to fully own their residence upon completion — and to have both personal use of the home combined with rental income potential. Each villa includes a full golf membership as part of your deeded residence.

Your short-term investment is in a deeded residence you will own upon completion of construction — and in the short-term pays 15% over a 12-month term against your deposit funds, paid out over four dividend payments prior to completion of construction. Upon completion of the fully furnished residence, your short-term investment funds are transferred directly towards the purchase price of your Villa at Heritage Harbour.

Importantly, unlike the vast majority of other offerings in the Gulf Coast area, the Heritage Harbour program provides owners the opportunity to capture true “short-term” or nightly rental options, as opposed to having strict limits on rental bookings with minimums restricted to 7-day or 30-day periods.

The Golf Course — Building on a Legacy

Designed by Arthur Hills, one of the nation’s legendary golf talents, Heritage Harbour is a beautiful design, in perfect harmony with the subtropical landscape. Hills designed more than 160 golf courses across the country. Originally opened in 2001, the 18-hole, par 72 course is undergoing a sensational makeover and will reopen in Fall/Winter of 2022 — the renovation will include new Bermuda grass greens, fairways, and tee complexes, rebuilt bunkers, and the irrigation system.

New Club Amenities

With the new Lodge, Heritage Harbour enhancements will include a resort-style pool and Bahama Bar, with outdoor game areas for volleyball, cornhole, and table tennis. The renovation also includes a boutique spa, corporate meeting space, and private office working spaces.

Yes, this is just like buying any other condominium or villa. The buyer owns
the unit in totality.

These units are designed as vacation homes, not for full-time occupancy. Owners can use / occupy at time(s) of their choosing up to 179 days per calendar year. Owner can also generate income through rental via ResClub® on site management during non-personal use periods to offset costs of ownership.

Each villa will have a Full Resort golf membership attached to the deed, and the dues will be paid through the Villa Homeowners Association Dues. Villa owners will have golf privileges as members 365 days a year.

All aspects of property management will be handled by an on-site management and hospitality company. The URMA (Unit Rental Management Agreement) will govern the process for rentals, accounting, and administration for the owners, thus making all aspects of ownership worry-free for owners.

Forecast modeling shows annual ROI to be in the 5% to 11% range. ResClub will pay owners a guaranteed minimum of 5% per year (est. $18,450). The upside for a better ROI will be based on rental unit performance, which includes weeks used by owners and rental revenues collected during the fiscal rental year.

The investment/deposit is a regulated security and is compliant with SEC 506-D securities laws. ResClub® manages all aspects of the SEC compliance and will issue the necessary end-of-year IRS tax documents to you directly.

Monies deposited into the REDF through CrowdEngine are provided to do the early infrastructure work needed prior to vertical construction permits. Site engineering, environmental, final architecture, site plan permit applications, legal, to name a few. REDF monies can only be used on the named specific project for which they are designated.
